What a Building and Pest Inspection Doesn't Cover

A standard building and pest inspection is an important step in the buying process - but it doesn't tell you everything. Building inspectors assess the structural elements of a property: walls, roof, foundations and timber components. Pest inspectors look for evidence of termites and timber-destroying organisms.

Neither inspection includes a thorough assessment of the plumbing system. Specifically, a standard building inspection will not cover:

Sewer and Stormwater Pipe Inspection (CCTV)

We pass a camera through the underground sewer and stormwater lines to check for tree root intrusion, cracks, joint failures, collapsed sections and build-up. This is the single most important element of any pre-purchase plumbing inspection - pipe repairs and replacements are among the most expensive plumbing issues a new homeowner can face.

Water Supply Pressure Testing

We pressure-test the water supply lines to confirm there are no hidden leaks in the pipes serving the property. This can identify slow leaks that wouldn't be visible during a standard walkthrough but would appear on your water bill from day one.

Hot Water System Check

We assess the hot water system's type, age, condition and estimated remaining service life. A hot water system at end of life is a predictable replacement cost that can be factored into your purchase negotiation.

Gutters and Downpipes

We inspect gutters and downpipes for signs of corrosion, blockage, incorrect fall, or damage that could lead to water ingress. Gold Coast properties are exposed to significant rainfall events and tropical storm activity - poor gutter condition can result in rapid water damage.
